For Your Information Upon listing your boat for sale we compile an information sheet containing color pictures and a full disclosure listing of all available information. This way if customers inquire about your boat we can supply them with a professionally prepared document package which will allow a potential buyer to "know" the product before they take both their time and ours to visit. This is particularly useful when attempting to sell a boat to a buyer who may live outside of the area. Check our Boat Broker Agreement What we do Carolina Boatyard, Inc. assumes the responsibility of finding buyers for boats and related marine equipment for sellers nationally and throughout the Charleston, Tri-County area. We specialize in matching buyers and sellers through our network of advertising and promotion. Our goal is to find qualified buyers for your product while saving you the hassle of doing your own advertising and wasting your time with unqualified "browsers". How do we match buyers to sellers? Every potential buyer who contacts our office inquiring about a specific product will be entered into our database and issued a customer number, this is how we can track whether a "buyer" has been referred by our service. Each potential buyer who contacts our office will be supplied with a product sheet of the boat they are interested in or a listing of boats available which meet their desires. If the customer is still interested we will contact you to set up an appointment with them and sell them the boat. The boat must be made available to the Carolina Boatyard, Inc. by either storing it with us or providing access for showings If the visit is successful and we find you a buyer we then set up a meeting time and we write up a sales agreement between the seller (you) and the buyer. We then work out any loans, liens or financing which may apply to the sale. Next the buyer provides us with two checks both certified funds, one made out to Carolina Boatyard, Inc. for the commission and one made out to the seller for the negotiated sales price. At that point we finalize the sales agreement and transaction is done. What is our commission and how do we arrive at the selling price and commission? Our commission is based solely on the current value of the item being sold. We work on a basic commission structure of ten percent in accordnace with our multi listing partners. As part of the brokerage agreement Carolina Boatyard, Inc. and the seller will determine the selling cost and therefore the brokerage fee to be paid. The listed selling price will be determined by the seller, however if we feel the asking price is too high or low based on current "book" or market value we may input our opinions. Important things to remember when determining your selling price. 1. Do not list your boat too high, we will assist you in determining a price for your boat, but it is ultimately up to you to determine the selling price. In certain circumstances we may refuse to list a boat for sale if we feel the asking price is too high to be considered reasonable. Remember it is our job to find buyers for your boat, but is up to your to determine a fair selling price. Since we list asking prices up front for the public to see a unusually high price will serve only to drive away potential buyers. 2. Any change in the selling price will not reduce the brokerage fee. Question: Why don't I just sell the boat myself so I don't have to pay your commission? Answer: You can, in fact if you advertise the boat yourself you may spend only a couple of hundred bucks to find yourself a buyer. However, in the majority of cases your boat will either not sell for a long period of time or not a all. During this time you have to keep resubmitting ads to newspapers and periodicals which all charge you up front whether you sell or not. |
